As you know, we continuously present interesting loan projects to our investors on the Cashare platform.
However, in addition to the published projects, we repeatedly receive inquiries for attractive loan projects that do not fit the profile of crowdlending.
We frequently receive inquiries for attractive projects with a volume exceeding one million Swiss francs, for which the new fintech regulations do not apply (e.g., if the investor base is limited to 20 people). We also receive inquiries for projects with longer durations, more complex structures, etc., which we unfortunately cannot offer our crowd because the complexity for tendering and processing would be too high.
These "club deals" never compete with projects open to the general public, as they cannot be offered on the platform for the reasons mentioned above. Unlike other crowdlending platforms, all potential loan projects are always equally available to the entire crowd, and there is no preferential treatment (e.g., for institutional investors). Such special projects are now offered to a limited group of investors on Cashare. In these cases, the investment amount often exceeds CHF 100,000 per project.
Within this framework, we have already successfully placed several complex financing projects with investors. For example, a bridge loan secured by a first-lien mortgage on solid collateral at 9.9% for 12 months, after the borrower's mortgage was terminated and pursued by the bank. In addition to the structure and loan amount, the outstanding debt collection proceedings in this case were also a special consideration, requiring a higher risk tolerance. As a general rule, we do not list loan applications from borrowers with outstanding debt collection proceedings on our platform. However, Club Deals allow us to address such characteristics in detail and efficiently, benefiting both borrowers in challenging situations and investors with a higher risk tolerance.
